Project Overview
Denark Construction completed a 21,483-square-foot interior office build-out for Morgan & Morgan, located on the second floor of the nine-story Delaney Building in downtown Knoxville, Tennessee. This modern workspace was designed to support a growing legal team while maximizing natural light and capitalizing on scenic views of the surrounding city.
The finished space includes 16 private offices, 44 open cubicles, three conference rooms, a breakroom, a mother’s room, and restroom facilities. The office layout balances functionality and comfort, offering a contemporary environment with sweeping views of Smokies Stadium to the east and an outdoor plaza to the west.

Construction Challenges & Solutions
Executing construction within an actively occupied building presented unique logistical challenges. The upper floors were occupied by condominium residents, and Boyd Sports operated on the other half of the second floor throughout construction.
To minimize disruption:
- Material deliveries were routed through second-floor windows, avoiding high-traffic entry points and maintaining safe building operations.
- Noisy construction activities were carefully coordinated with property management, ensuring occupants were notified and inconveniences minimized.
- Close communication with tenants and stakeholders ensured a seamless construction process without compromising productivity or safety.
